Priced against your own line and your own floor plan, and against the buildings a buyer would genuinely cross-shop you with — not against a downtown average that mixes a 1920s conversion with a 2015 tower. Floor, exposure, outlook, parking and the dues move the number more than square footage does.

The paperwork a condo buyer will ask for
The HOA documents, the budget and the reserve study, the minutes, any special assessment history, the rental cap, and whether the building currently has FHA or VA approval. Having these in hand before the first offer is what keeps a downtown escrow from stalling at day twenty when the lender starts reading.

Photographed at the hour the light is actually in the unit, with the things people move downtown for in the frame — the windows, the outlook, the walk to what is around you — and marketed to buyers who already want to live down here rather than to the whole county.

Offers compared on the terms that matter as well as the price, the lender's condo questionnaire dealt with early, and someone who has done this in these buildings before sitting on your side of it.
Downtown is not one market. It is a few hundred buildings, and the building decides nearly everything — what the dues are, what they actually cover, whether a lender will write a loan in it at all, whether the parking space is yours or the building's, whether the "loft" is a 1920s office floor with twelve-foot windows or a 2008 tower with a pool deck. Two units a block apart with the same square footage and the same price can be completely different purchases. I would rather spend the first conversation on the building than on the tour.
